Description

Wow! This magnificent, detached villa is definitely worth a visit, so you can see it with your own eyes. The residence can be found in the 'Achter de Molen' villa quarter, truly a prime location.

Both the indoor and outdoor plans are characterised by a playful layout. Fantastic views of the garden can be enjoyed from the living room and the kitchen. This garden envelopes the residence and therefore offers amply privacy.
The total plot is a whopping 1,115 m². This is a place where residents can enjoy space and tranquillity.

On the first floor, we find no less than 4 spacious bedrooms and 2 bathrooms. More than enough to comfortably accommodate the entire family. The second floor holds a pleasant surprise for home-based workers or hobbyists.

The spacious driveway and garage are the cherry on top of this enticing property.

If you are interested in a visit, feel free to contact our office for an appointment. We are certain that this villa will be able to charm you as much as it did us.

Ground floor ? large living room and kitchen overlooking the garden:
We enter the property through the covered entrance. We step into the impressive foyer which provides access to the fully-tiled washroom (with floating toilet and wash basin) and the meter cupboard (9 groups, 2 power groups, 2 residual-current circuit breakers).

From the foyer, we can go left for the dining area or right for the living room, through a glass door. The first thing we notice when stepping into the living room, is a feeling of spaciousness. Not just because of the actual size of the room, but also thanks to the large windows on all sides. No matter which window we look out of, we are met with views of the gorgeous garden. The wonderful thing about this residence is the connection with the outdoor patio. Simply open the two sliding doors and step out into the sun.

The living room has a playful set-up, with several seating areas for relaxing or entertaining guests. The fireplace adds to the atmosphere and feeling of cosiness.

The kitchen is the perfect area for sharing a meal with family and friends and catching up on everyone’s day. The cooking area features upper/lower cabinets, drawers, an apothecary cupboard, a 4-burner induction hob with extractor fan, a fridge-freezer combination, microwave, oven, dishwasher, 1.5 sink and a granite worktop. From the kitchen, a sliding door provides access to the back garden.

In the adjacent pantry, we find another counter with sink, as well as connections for laundry appliances. Dirty clothes find their way into the laundry room through a laundry chute, isn’t that convenient? The pantry also offers access to the driveway.

First floor ? four spacious bedrooms and two bathrooms:
Back in the foyer, we take the stairs to the first floor. Here, we find 4 spacious bedrooms and 2 bathrooms.

The master bedroom is located on the backside of the residence and is royal in size. You could easily dance the waltz in here. Two dormer windows add to the playful layout. The bedroom features a walk-in closet and a door provides access to the covered balcony.
Another big plus of the master bedroom is the ensuite bathroom, generous in size as well. This fully-tiled space houses a corner bathtub (with hand shower and thermostatic tap), a shower (with hand shower and thermostatic tap), a double washbasin with cabinet, a floating toilet and a bidet.

Two other bedrooms also feature a large dormer window and a walk-in closet. The fourth bedroom has a walk-in closet and has access to the covered balcony. The storage cupboard houses the built-in central heating system (Remeha, 2018, 40 L).

Who wouldn't want a second bathroom? It's so convenient for the kids or any overnight guests. This bathroom is fully tiled and features a shower (with hand shower and thermostatic tap), a washbasin with cabinet and a floating toilet.

Second floor ? multi-purpose room:
On this floor, an office space has been created. A lovely workspace with 2 large skylights (with screens) that bring in lots of light. Of course, this space can also be used as a hobby room. It can be whatever you want it to be.

Gorgeous surrounding garden:
This property comes with a beautiful garden which envelopes the residence. There is a gate on both sides of the property and another gate leads from the driveway to the patio. The excellently maintained garden features a paved area, plants, trees, flower beds and a pond.

Directly adjacent to the house is a large patio with a retractable sun canopy. A second patio is located at the back of the garden. Here, we also find a lavish garden house with French doors, equipped with a kitchenette, water, electricity and a cosy stove. The perfect place to enjoy drinks and conversations with friends until late into the night. The attached outbuilding serves as a storage room, but also features a lavatory with wash basin.

The back garden faces south and offers ample privacy.

Garage/driveway:
The brick garage is tiled on the inside and equipped with hot/cold water, heating, a kitchen unit, power current and an electric sectional door.

Hobbyists will enjoy the spacious attic with skylight located above the garage.

In front of the garage is a driveway which offers plenty of private parking.

'Achter de Molen':
The Banakkers residential area is located next to the centre of Etten-Leur and is made up of several neighbourhoods, each with their own character. 'Achter de Molen' is one such example, with many villas and green spaces. Its neighbourhood centre, De Kerkwerve, boasts several shops, such as a bakery and a Jumbo supermarket. And the old Bishop's Mill from 1744 is, of course, iconic. This monumental flour mill is surrounded by historic, older houses. Further on in the neighbourhood, you will find more traditional developments with terraced houses (1960s and 1970s). A residential area with many different architectural styles, but what all the streets of Banakkers have in common is that they have a spacious set-up.

There are many facilities, such as primary school De Vier Heemskinderen and secondary school KSE on Stijn Streuvelslaan (from mavo to gymnasium). On the well-known Bisschopsmolenstraat, you will find monastery 't Withof, which is now partly used as a residential care centre and fitness centre. On the edge of the residential area is a sports centre with bowling, squash and tennis courts. And finally, there is the new indoor swimming pool De Banakker. The combination of the facilities, the central location and the sense of community make the area a very popular place to live.

Banakkers is easily accessible, both by bus and by car. The arterial roads put you on the motorway to Breda, Roosendaal or Antwerp in no time.

Etten-Leur:
Etten-Leur is a growing municipality with about 44,000 inhabitants, spread over 15 neighbourhoods. It arose from the linear villages of Etten and Leur. After the main road was moved from the core area to the outskirts in 2000, space was created for a new centre and Etten-Leur became a close-knit community. Its central location near highways and cities such as Breda, Rotterdam and Antwerp make it an attractive place to live and work.

On the outer ring road, business parks are located where a number of large, well-known companies are based, but there are also lots of local and regional industries. All in all, Etten-Leur is a healthy place to live with plenty of employment opportunities.
Character-wise, Etten-Leur can best be described as a large village, but with characteristics of a city. For instance, it has a wonderful shopping centre, good schools, excellent sports venues and numerous entertainment venues, including its own theatre and a cinema. Moreover, it has a marina and a train station within the municipal boundaries.

Etten-Leur is nestled in rural West Brabant, where forests and nature are literally close at hand. In the surrounding area, there is plenty of opportunity for cycling, walking and recreational pursuits. You can sail to the Biesbosch from the harbour.

NEN2580 Measurement Guidelines
The Measurement Guidelines are based on the NEN2580. The Measurement Guidelines are intended to provide a more uniform method of taking measurements in order to give an indication of the usable area. The Measurement Guidelines do not fully rule out any discrepancies in measurement results, due to differences in interpretation, or rounding off, or limitations in the carrying out of measurements, for instance. The basic premise is always "what you see is what you buy" and the object information has a lower priority.

The purchase agreement is only legally valid after it has been signed
A verbal agreement between the private seller and private buyer is not legally binding. This means that there is only a legally valid purchase once the private seller and private buyer have signed the purchase agreement. This stems from Article 7:2 of the Dutch Civil Code. A confirmation of the verbal agreement by email or a forwarded draft of the purchase agreement is also not considered a legally valid agreement.

Security deposit or bank guarantee
As Agnes Tomesen Makelaardij is affiliated with the NVM, use is made of the purchase agreement model as formulated by the NVM, VBO, the Dutch Consumers' Association (Consumentenbond) and the Vereniging Eigen Huis (Homeowners’ Association). Included as standard in this deed of sale is a security deposit or a bank guarantee amounting to 10% of the purchase price.

In conclusion:
We appreciate that you are taking the trouble to read through the information about this property. If you wish to view the home, you are, of course, welcome to do so. Then we will show you around the house as it is currently furnished and laid out. The tour will take you through the present situation, but you may have other ideas. We are more than happy to listen to these. And we will talk to you about what you can do with the rooms and the layout so that they can be put to a new use that suits you. A lot can be achieved with limited means. This is something we are keen to make clear during the viewing.
