Discover the villa and experience for yourself why the current residents have enjoyed living here so much.

Impressive entrance with spacious living room.
Arriving at number 166, we drive onto the driveway and the electric gate opens. We are immediately embraced by the nature around us.

What an entrance! The central hall is bright due to the large windows and has a cloakroom, a meter cupboard, a toilet with sink, and a fixed pantry where the inverter of the solar panels is also located. From the hall, we can go right to the living area of the house or left to the extra bedroom and bathroom on the ground floor and a multifunctional space on the 1st floor, currently set up as an office space with an extra bedroom.

We walk from the hall to the living area, which consists of a spacious intermediate space and a living room, both finished with a wooden floor with a herringbone pattern. The living room is separated by a modern steel facade with a door.

The spacious living room is very cozy, partly due to the presence of a wood stove. Additionally, the space offers a beautiful view of the spacious garden with swimming pool and outdoor kitchen. Wherever we look outside, our eyes are met with green, rural surroundings. What a pleasant space to stay in!

Enjoy cooking in this modern kitchen.
Back in the intermediate space, we walk through to the living kitchen, which is finished with a cast floor with electric underfloor heating. The living kitchen extends into an extension built under architecture with beautiful natural light. The space is equipped with large windows on every side, making you feel even more connected to the nature around you. There is enough space to place a large dining table, allowing you to enjoy cozy dinners with friends and family.

The kitchen by the brand 'Santos' is fully equipped and consists of two cupboard walls and a kitchen island with a Corian countertop. The kitchen island features appliances, all from Bora Professional, including a cooktop with extraction system, a teppanyaki plate, and a built-in wok burner. The cupboard wall with sink area includes a sink with hot and sparkling water tap, a dishwasher, a warming drawer with slow cooking, wine cooler, combi steam oven/oven, and a combi oven/microwave. The other cupboard wall contains a spacious refrigerator and freezer.

Through the folding sliding door, you can access the terrace which can be heated with built-in heaters. We can already imagine ourselves sitting here, enjoying the beautiful view of the garden. Discussing the day, barbecuing, having drinks, or playing a board game together, this spot is excellent for it all!

Spacious bedrooms on the 1st floor.
We return to the intermediate space and go upstairs via the floating staircase. Open the steel door and enter the spacious landing with custom-made cupboard wall on both sides, 2 spacious bedrooms, and the bathroom.

The master bedroom is located at the rear of the house and is very spacious, allowing for easily creating 2 bedrooms. This space is particularly atmospheric due to the high ceilings and wooden beams. Additionally, it's wonderful to wake up with a beautiful view of the garden and the green surroundings.

The other bedroom is also generously sized and has a dormer window. Here too, we find the characteristic high ceilings and wooden beams.

The modern bathroom is luxuriously finished and features a walk-in shower with double rain and hand shower, a neck shower, double washbasin with vanity unit, and a wall-mounted toilet.

Through a hatch, the attic is accessible, where the central heating boiler and the installation of the heat pump are located.

Bedroom and bathroom on the ground floor.
From the aforementioned central hall, we now go left to the bedroom on the ground floor. The bedroom has French doors to the garden and is separated from the bathroom by a fixed cupboard wall.

The luxurious bathroom has a steam shower, a bathtub, 2 designer washbasins, wall-hung toilet, and bidet.

Multifunctional space on the 1st floor:
The intermediate portal also provides access to the 1st floor. On the landing, you will find the laundry room with the washing machine connections in a closed cupboard. Additionally, there is a kitchenette with sink. Next, we go to the study. The wide dormer windows on both sides provide a lot of natural light, and it's wonderful to work here with a view of the Mastbos. From the study, you can access the bedroom.

The multifunctional space is excellent for office space, an au pair, or a young adult who can live 'independently' in this way.

Spacious garden with swimming pool, pool house, and outdoor kitchen.
The garden offers a lot of privacy and features multiple terraces, a large lawn, mature vegetation including beautiful fruit trees, outdoor lighting, an irrigation system, and last but not least, a large swimming pool. After a swim in the pool, you can relax on the adjacent terrace (with shutters) for a refreshing drink or snacks from the barbecue.

It is great to be in the outdoor kitchen, which has a kitchenette including a refrigerator, built-in deep fryer, wok burner, and grill plate. The space can be heated with the wood stove and can be closed off with glass doors, so you can also enjoy it here in winter.

Additionally, there is a pool house with all the necessities for the pool and storage space.

The vistas from the garden stretch all the way to the Trippelenberg. The area at the back of the garden is entirely a nature reserve, ensuring privacy in the future.

The garden is landscaped by Kamsteeg Tuinen and is user-friendly. A robotic mower is present to mow the grass around the entire plot, and there is a fully automatic irrigation system in the entire garden divided into multiple groups.

The garden also features a wooden playhouse for children.

Garage and parking on site
Upon arrival, you drive onto a spacious driveway. This offers parking for multiple cars, and there is covered parking for 4 cars.

Regardless of which characteristic neighborhood you decide to live in. Living in Breda means enjoying the Burgundian life. The atmospheric historic city center is rich in cozy streets with cafes, lunchrooms, and good restaurants. And with the very varied and attractive range of shops, you don't have to leave the city for a day of shopping. Culture lovers will find plenty to enjoy in Breda. The city has interesting museums, such as the Stedelijk Museum Breda, the historic Begijnhof, and fun festivals. The city center of Breda is bustling, but the city also has plenty of green oases of tranquility in the vicinity. Such as the Mastbos. One of the oldest cultural forests in the Netherlands (planted in 1515). A forest named after the many Scots pine/mast trees. Or go cycling or walking in the Liesbos, the Ulvenhoutse forests, or the Teteringse Heide. Breda has a central location and is easily accessible lying on the A16, A27, and A58 highways. Also by public transport. Breda has two train stations and an extensive bus network.

Sales conditions:
Asbestos clause
For homes built before July 1, 1993, there is a risk that asbestos-containing materials are processed in, among other things, (smoke) channels, roof (sheathing), partition walls, facade panels, near heating and hot water appliances, and in the floor covering. It is not known to the seller that asbestos-containing materials have been processed; the potential risk of this passes to the buying party after a sale, which is recorded in the purchase agreement.

Age clause
The age clause will be included in the purchase agreement for this property because the property is more than 90 years old, which means that the requirements that may be imposed on the building quality are considerably lower than for new homes. The buyer cannot rely on the fact that this property deviates from current building regulations.

Measurement instruction NEN2580
The Measurement instruction is based on the NEN2580. The Measurement instruction is intended to apply a more uniform way of measuring to provide an indication of the usable area. The Measurement instruction does not completely eliminate differences in measurement outcomes, due to, for example, differences in interpretation, rounding, or limitations in performing the measurement. The starting point always remains; "what you see is what you buy," and the object information has lower priority.

Legally valid purchase agreement only after signing
An oral agreement between the private seller and the private buyer is not legally valid. This means that there is only a legally valid purchase when the private seller and the private buyer have signed the purchase agreement. This follows from article 7:2 of the Civil Code. A confirmation of the oral agreement by e-mail or a sent draft of the purchase agreement is also not seen as a legally valid agreement.

Deposit or bank guarantee
Because Agnes Tomesen Real Estate is affiliated with the NVM, the model purchase agreement established by the NVM, VBO, the Consumers' Association, and the Homeowners' Association is used. In this purchase agreement, it is standard for us to stipulate that a deposit or a bank guarantee equal to 10% of the purchase price must be provided.

Sales documentation
This documentation has been carefully compiled by us; however, for the correctness of the information provided, we generally rely to a large extent on third parties, and therefore, the seller and we accept no liability.
