Entrance
You arrive via a beautiful driveway, surrounded by decorative paving, landscaping, and an atmospheric pond right in front of the entrance. An entryway that greets you every day like a grand homecoming. From the driveway, you have access to the double integrated garage, the side garden, the rear garden, and the front door.
The hall forms the heart of the home: high, bright, and elegant, featuring an impressive atrium and stained-glass windows that playfully let in sunlight. The designer staircase, coat recess, and subtle details complete the picture. Here, you experience the grandeur of this home from the moment you step inside.
Living Room and Kitchen
The living room is a wonderful space where comfort and ambiance meet. Thanks to the large windows, sliding doors, and bay window, the room is flooded with natural light. The fireplace forms the cozy centerpiece. From every corner of the living room, you have views of the surrounding greenery, creating a sense of peace and privacy.
The kitchen is the heart of the home, where functionality and conviviality come together. Here, you cook with pleasure while enjoying a stunning view of the garden. The kitchen is equipped with all necessary appliances, including a 4-burner gas stove, oven, microwave, dishwasher, refrigerator, freezer, and extractor hood. The practical wall of cabinets offers ample storage space. Adjacent to the kitchen are a spacious cellar for extra storage and a utility room with connections for a washing machine and dryer, and access to the integrated garage and the rear garden.
On the ground floor, there is an additional room currently used as an office, but its generous dimensions make it ideal as a bedroom as well. Adjacent to this room is the luxurious bathroom.
The bathroom on the ground floor, combined with the extra room, makes the home suitable for life-long living. The bathroom is fully tiled and equipped with a walk-in shower, bathtub, designer radiator, sink, and wall-mounted toilet. Comfortable and future-proof.
Bedrooms and Ensuite Bathroom
The staircase leads you to the first floor, where you will find three bedrooms. The master bedroom is generously sized, with built-in closets, plenty of natural light, and access to a balcony. This room also offers the possibility to be divided into two bedrooms. From the master bedroom, you have access to the ensuite bathroom.
The second and third bedrooms are also spacious and flexible in use. One bedroom is equipped with built-in closets under the eaves and offers access to the stair cupboard. The third bedroom is currently used as an office but can easily be converted into an extra bedroom.
The bathroom on this floor is fully tiled and features a bathtub, shower, sink, and wall-mounted toilet.
Spacious Attic
A fixed staircase leads to the attic. Here you will find ample storage space as well as the distribution system for the solar panels. The attic offers many possibilities for storage or other uses. There is also the option to create an additional bedroom here.
Double Integrated Garage
The property includes a double garage with two electrically operated sectional doors, water connection, and (high-voltage) power connection. Ideal for cars, hobbies, or extra storage. A loft ladder gives you access to the storage attic housing the technical installations: a central heating boiler (Vaillant 2023) and the hybrid heat pump.
The Garden
The surrounding garden is a dream come true. The landscaped garden features a lawn, decorative paving, borders with perennial plants, and a pond with a waterfall. Multiple seating areas invite you to enjoy sun or shade at any time of day. A pergola, an electrically operated rear gate, and lots of privacy make this an outdoor space of distinction. There is also a detached wooden shed equipped with electricity and the irrigation system.
Multifunctional Outbuilding
The spacious outbuilding provides room for, for example, a care unit (subject to regulations), a home office, or a luxurious hobby room. With a tiled floor and French doors to the garden, it is a valuable addition to the property.

Living in Hoeven
Hoeven, also known locally as D’Oeve, is a lively village with around 7,000 inhabitants and is part of the Halderberge municipality in West Brabant. Hoeven offers a primary school, daycare, two bakeries, a butcher, and an organic shop. There is also a supermarket and several small shops in the village center. In short, for daily amenities, you don’t need to travel by car. Hoeven also has a vibrant community life, with football, tennis, and korfball clubs. The village is located on the edge of Etten-Leur and is easily accessible by car and public transport. Larger cities such as Breda and Roosendaal are easily reached.
Anyone living in Hoeven has likely heard of Bovendonk, a historic site designed by architect Pierre Cuypers (of the Rijksmuseum and Amsterdam Central Station). It was formerly a seminary for the training of priests. Today, it is used as a conference center, hotel, and grand café, while still hosting priest and deacon training programs.
Hoeven is also associated with Bosbad Hoeven, or water park Splesj—a fun-filled water paradise in a tranquil green setting, offering hours of entertainment for young and old.
Sales Conditions
Measurement Instruction NEN2580
The Measurement Instruction is based on NEN2580. Its purpose is to apply a more uniform way of measuring to provide an indication of the usable floor area. The Measurement Instruction does not completely rule out differences in measurement outcomes due to interpretation differences, rounding, or limitations during measurement. The principle remains: “what you see is what you buy” and object information is of lower priority.
Legally binding purchase agreement only after signing
An oral agreement between the private seller and private buyer is not legally valid. This means that a valid purchase only exists once both parties have signed the purchase agreement. This follows from Article 7:2 of the Dutch Civil Code. A confirmation of an oral agreement by email or a draft of the purchase agreement is also not considered legally binding.
Deposit or bank guarantee
As Agnes Tomesen Makelaardij is affiliated with NVM, we use the model purchase agreement established by NVM, VBO, the Consumers’ Association, and Vereniging Eigen Huis. This purchase contract includes a standard requirement for a deposit or bank guarantee equal to 10% of the purchase price.
