Description

Here in the middle of nature on your own estate you will experience the ultimate peace and quiet and space in optima forma as the Netherlands rarely knows.

In the countryside between Arcen, Venlo and Straelen in Germany, you can become the new owner of Exterveld Estate. With an area of over 18 hectares, this NSW estate is a place to come home to every day and enjoy to the fullest or a place from which you can work comfortably at home. In addition to your mansion, you have your own private forest, extensive farmland, and two attractive but highly functional outbuildings. All this makes this property not only unique in the region but also in the whole of the Netherlands.

The country house, built in 1992 under the architecture of the Bossche School - known for its simplicity and balanced proportions - is completely oriented on the garden and the view over its full width of more than 23 meters. At this estate you will find more than enough space for yourself, your family, your business associates, and all your guests.

The estate is conveniently located to Eindhoven, Tilburg, 's-Hertogenbosch, Nijmegen and the Duisburg/Düsseldorf region. You can be on the A67 and A73 freeways in 10 minutes. The center of Venlo is a 15-minute drive away. Velden and Arcen are at a distance of about 5 kilometers. The village center of Lomm just 2.5 kilometers.
But from this place you can also take long walks or bicycle tours through the contiguous area of the Limburg Landscape, to the cozy Straelen in Germany (the German border is 2 kilometers away) or to the castle gardens in Arcen.

LAYOUT

GROUND FLOOR
The country house is somewhat shyly hidden behind the greenery. However, as soon as you stand in the hall, you see the beautiful materials in warm colors that create a unique atmosphere. The staircase connects the first floor to the wine/provision cellar and to the bedroom floor.
The living room with its large windows and garden doors is situated on the south side of the mansion. This provides not only plenty of light but also a wonderful view of the estate, and on the other sides of the richly flowering courtyard garden with its large borders and pond. The central wood-burning stove (of course there is plenty of wood on the estate) and the robust wooden floor are the mood makers here.
The adjacent dining room also offers a beautiful view of the garden and the fields beyond where hares love to play and birds of prey hunt. The dining room is directly connected to the kitchen diner, which in turn is connected to a practical pantry/laundry room. From this room you can reach the covered terrace in the garden and the double indoor garage.

Although the interior of the house is very attractive, if the weather permits, you will not be able to resist the temptation to use one of the beautiful terraces in the garden to fully enjoy this privileged place. In summer you will live here mainly outside and in winter you will gather around the cozy wood stove after a nice walk in the woods.
At dusk you can hear wood owls and barn owls calling, sometimes a deer hops or a badger trudges through the garden.

SECOND FLOOR
On the second floor there are four spacious rooms. Three of these are used as bedrooms, but, like the large fourth room, are excellent for comfortable work space. The large bathroom is adjacent to the bedroom and is equipped with a walk-in shower, two sinks and a toilet.
From this bedroom, when you pull open the curtains in the morning, you immediately have a beautiful view of the meadows where you look over waving grass in summer and over the frosted fields in winter.
The second bathroom has a shower and a sink. Furthermore, on this floor there are a separate toilet room and two spacious storage rooms.

ANNEXES
On the opposite side of the road, which dead ends in the nature reserve with the exception of tourist cyclists, there are two attractive and multifunctional outbuildings, the largest of which was renovated in 2020.
This large outbuilding has a floor area of almost 230 m², of which over 170 m² is used as an open barn for wood storage and stabling a tractor. The second part is an almost 10 meters wide closed barn.
In this building, a pair of barn owls spends the day hunting by dark. The second outbuilding is divided into a garage and a large wood storage shed.

EXTERIOR
Surrounding the mansion is a beautifully landscaped ornamental garden with richly flowering borders and ponds designed and laid out by the garden architect Mien Ruys. There are several terraces, each with its own atmosphere and view, where you can retreat depending on your mood or the weather. High hedges and an old wall provide plenty of shelter, the free location here privacy is self-evident.

The garden runs into an orchard with apple and plum trees and berry bushes, an excellent place to create a large vegetable garden.
And whether you retire with a drink, a book or with friends under the covered terrace, the pergola or the shaded terrace under the trees, everywhere here you can enjoy the fabulous view of your own estate. Wherever you sit, you will realize that this is a unique and privileged place that is very rare in the Netherlands.
