Description

This beautiful and stylish country house called 'Groot Rhodus' reflects the beautiful and stately architecture typical of the rich patrician life of the second half of the 18th century on the one hand and a large contemporary family house with many possibilities on the other.

Generously sized and situated on a plot of 4,762m², this is the place where you can fully enjoy peace, privacy and space. The atmosphere of the property balances between stately and rural, with various modernisations and renovations carried out professionally over the years ensuring that the house has moved with the times, while fortunately also retaining many original details. The result is a modern family home with a lot of comfort and its own contemporary character that embraces you as soon as you enter and makes you feel at home. This is how 'Groot Rhodus' ensures that many future generations will be able to enjoy it.

That the country house is much larger than it looks is because it is composed of a 'front house' (the stately patrician residence from 1835) and a 'back house' (the rural farmhouse from 1901). These two originally separate buildings have been attached to each other and connected internally. This has created one very large house, which can still be lived in separately by two families or, as now, by one family. You won't be short of space here.

In this country house, you can not only live fantastically, but the enormous space also offers more than enough opportunity to combine living with working in an inspiring environment. Whether you need an office, practice, showroom, workshop, gallery, B&B or a place for a parent or child to live, it's all no problem here.

This special property is extremely central to the major cities in the Randstad. The centres of The Hague, Utrecht and Rotterdam are all just a 30-minute drive away. Bodegraven has a charming centre with various shops and restaurants. Sports, education, nature and culture are also present, making this location in the Green Heart offer everything you are looking for.

LAYOUT
GROUND FLOOR FRONT HOUSE
On the left side of the central corridor is the more than 13 metres deep living room and on the right side are two two en-suite rooms. In a hall at the end of the corridor is the toilet room and the beautiful staircase to the first floor. A staircase there also leads to the cool wine and pantry cellar. Throughout the mansion, you will see the many applied details and beautiful materials such as wooden floors, the original panel doors, fireplaces and high beamed ceilings left and right.

FIRST FLOOR FRONT HOUSE
The stately staircase leads to the first floor landing. Here, the layout is partly identical to the ground floor. The long landing connects to four spacious bedrooms, one with French doors to the balcony. Here too, the large windows with window shutters, high ceilings, fitted wardrobes and panelled doors attract attention.
The master bedroom located at the rear has an en suite bathroom with a bathtub, walk-in shower, toilet and a double sink. On the landing, in addition to the four bedrooms, there is a second bathroom, separate toilet room and a laundry room.

SECOND FLOOR FRONT HOUSE
This floor is divided into a spacious landing with two large bedrooms and a storage room. These rooms are currently in use as guest room and gym.

LAYOUT
GROUND FLOOR REAR HOUSE
From the back hall in the front house, where there is also an extra entrance, you walk through to the large kitchen diner that is actually already located in the back house. This cosy living kitchen with a beautiful AGA cooker actually acts as an extra living room for friends and family, making it the central hub connecting the front house to the back house.
Adjacent to the kitchen diner is a practical work kitchen and a storage room.

From the kitchen diner, you walk through to two back-to-back living rooms. The residents themselves call this the winter and summer living. But what's in a name, as both living rooms are very comfortable and in full use in both winter and summer. This is perhaps also due to the beautiful view of the garden, the cosy fireplaces and the beautiful oak plank floors. Incidentally, in summer the garden doors are usually wide open here as well, and you practically live the whole summer outside in the garden and under the large covered terrace or the canopy of the swamp oaks.
Furthermore, the back house has a hall with its own side entrance, toilet room, cloakroom and stairs to the first floor.

FIRST FLOOR REAR HOUSE
The first floor of the back house is currently unclassified and largely consists of a large open attic. However, there is already a large bedroom and a storage room. Due to its size, this space is quite easy to divide, with possibilities for an additional guesthouse, rooms for bed & breakfast or another business interpretation.

ANNEXES
Besides the front house and the back house, there are three annexes spread over the plot:
-a cosy summer garden house with a large covered terrace, ideal for summer BBQs or garden parties with friends and family;
-A large hay barn that currently serves as storage and hobby room and also houses garden tools;
-an old haystack that has been converted into a large garage but could also be used as a workshop.

PLOT
The beautifully landscaped and well-maintained garden is surrounded by water on four sides so that you actually live on an island. The deep back garden has a park-like appearance. So there are several terraces to enjoy this special place with family or friends or just alone with a book and a good glass of wine.

MONUMENT & HISTORY
Country house 'Groot Rhodus', was originally built in the second half of the 18th century. Many original elements on the inside and outside have fortunately been preserved, including the door frame, hardstone pavement with pavement posts and the characteristic windows, some with shutters, with their twelve-pane panes.

In the front rooms on the ground floor, there are still a number of attractive fireplaces with chimney breasts with pilasters and beautiful profiling. The monumental long straight corridor behind the stately front door still has its original marble floor and continues all the way to the door to the garden in the rear facade. Thus, the corridor divides the front house into a left and a right half where the ceiling of the corridor is decorated with wooden panelling in a diamond and ornamental pattern. The staircase between to the first floor dates from the early 20th century and features carvings and decoration in the Art Nouveau style.

Within the cultural-historical value in the zoning plan, the possibility of requesting the division of the house into two independent units is included. There are a number of conditions attached to this, feel free to contact us to discuss the possibilities.

Nice to mention that in the 19th century, the well-known painter, draughtsman and watercolourist François Pieter ter Meulen still lived here. This painter is mentioned in some of Vincent van Gogh's letters in which he expresses his admiration for some of his paintings with sheep. The beautiful surroundings where Landhuis 'Groot Rhodus' stands undoubtedly contributed to the inspiration visible in his paintings.
