The Netherlands has an increasing number of million-dollar homes.

Do you immediately picture a spacious villa in a prime location when you think of a million-euro home? Then you are not alone. However, the housing market looks different today. Research by Calcasa shows that the Netherlands now has over 273,000 homes valued at more than €1 million. This means that approximately one in sixteen owner-occupied homes in the Netherlands is now worth more than €1 million. Remarkably, this number has more than quadrupled in five years.

The million-euro mark is drawing closer

Due to the sharp price increases of recent years, more and more homes have crossed the million-euro mark. This has long ceased to be limited to exclusive villas. Nowadays, semi-detached houses, corner and terraced houses, and apartments also regularly represent a value of more than €1 million.

The Utrecht region now even has more million-euro homes than Greater Amsterdam: Utrecht: 43,100 Greater Amsterdam: 32,920

Of all million-euro homes:

50% are detached
15% semi-detached
12% terraced house
9% apartment
8% corner house

Many homeowners are unaware of how much their property has increased in value over the past few years. A home that was worth well under a million a few years ago may now occupy a very different position on the market.

The top segment has become more active

In 2025, nearly 8,000 million-dollar homes were sold, an increase of 31% compared to the previous year.
