More choice for buyers in the higher segment

The housing market is beginning to offer slightly more room. In the second quarter of 2026, nearly 57,000 existing homes were listed for sale through NVM estate agents. That is almost 9% more than a year earlier. The total supply also increased. For homebuyers, this means more choice and slightly less pressure to make a quick decision.

What does this mean for you?

The increase is also visible among larger homes. More detached and semi-detached properties came onto the market than in the same period last year. The number of million-euro homes listed for sale also increased. Supply in these categories had remained limited for a long time. Buyers looking for more space and privacy therefore have more options.

This does not mean that the market is suddenly spacious. Well-located and well-maintained homes remain in demand. Buyers can, however, compare properties more often and take a more critical look at the price and condition of a home. Lowering the asking price is not automatically the best solution.

The right buyer

As supply increases, reach becomes more important. The more homes there are for sale, the greater the competition for the attention of potential buyers. In the higher segment, broad visibility alone is not enough. A property needs to reach buyers for whom it is genuinely relevant.
