This 225m² (260m²) bourgeois property is located just a stone's throw from the Château de Versailles. Built between 1875 and 1895, it is perfectly integrated into the Versailles environment in a secure villa. The house and garden are particularly quiet due to the position of the house in the privacy of the villa, which has automatic remote-controlled private security gates with an entry code system. The parquet floors are solid oak and the three original carved marble fireplaces are in working order. Original door knobs except on the 2nd floor.

Passing through the original double entrance door, you are greeted by a luminous entrance hall with solid oak parquet flooring. The 19th-century double entrance door has four windows, two of which are high in the pediment, and two main ones that open inwards and are protected by fine wrought iron decoration. Leaving them open in summer allows cool breezes to circulate.

The ground floor comprises a double lounge with a white marble fireplace, high ceilings and printed fabric wall coverings. The adjoining dining room, with another marble fireplace and fabric wall coverings, leads to the fitted kitchen, with its 19th-century terracotta tiled floor and dining area. The load-bearing wall between the dining room and kitchen can be removed to create a very large kitchen with family living space. "

A wide oak staircase leads to the first floor, whose oak parquet flooring adds to the atmosphere of sophistication. The library of almost 30m² is currently used as an office and music room, with soundproofed walls, and could easily be converted back into two separate bedrooms. A spacious double bedroom with marble fireplace has a dressing room with built-in wardrobes. The bathroom has a large bath, separate shower and washbasin. A separate WC is located on the same landing.

In the attic, you will find two large bedrooms with 2 Velux windows facing east and west. These bedrooms share a bathroom fitted with a washbasin, a bath with shower, and Jack and Jill doors for added convenience, as well as a separate WC. Attic space under sloping ceilings overlooking the outside (converted attic space) with internal insulation (completed in 2001).

The garden level is fully tiled for ease of maintenance. There is a double bedroom with built-in cupboards and a cinema screen, a laundry room with a shower, a separate toilet, a storeroom with a second access door, a boiler room with access to the garden and a cellar hatch. The 18th century floor tiles were laid in 2001.

DETAILS OF THE VILLA
The Queen's Villa has retained its charm since it was built in 1875. Its location 2.5 km from the King's bedroom has given it protected status. The wrought-iron gates and cast-iron gates have remained unchanged, as have the bourgeois facades. The stables and sheds at the far end have long since been converted into homes. These pavilions were built to seduce the Parisian bourgeoisie, who wanted to escape from a Paris that resembled a huge building site at the weekend. They became the homes of those who could now commute to and from work. The facades facing the road are conservative, some borrowing the style of the half-timbered holiday homes by the sea in Normandy. By contrast, the rear garden facades are in rich, warm millstone, which was very popular and fashionable at the time.

Before 1839, it took 2? hours to get to Paris. With the inauguration of two railway lines in 1839 and 1840, this time was reduced to 40 minutes. At the end of the 19th century, under the impetus of Napoleon III and Baron Haussmann, Versailles was transformed into a city with mains drainage, running water and drinking water.

There was a village-like community spirit, with a street party once a year and Christmas lights strung between the houses.
The easement makes it a shared passageway, managed by an ASL (association syndicale libre). Each owner owns the right of way up to the middle. The annual charges:- are between €150 and €250 in the past, depending on the work to be carried out. There is a caretaker who lives in the pavilion next to the access gates to the lane. His duties are to
1. Keep the lane clean. 2. Take out the full bins and put back the empty bins, except during the caretaker's holidays when someone brings in the bins and everyone has to take them out. 3. The cost of electricity and gate maintenance is included in the fees.
The caretaker's pavilion is owned by No. 1, and the insurance is paid by the ASL, which also reimburses the property tax to the owner of the walls. The easement has changed, in particular the closing of the gate, which is now automated and closed all year round.

THE FACADES AND ROOF ARE IN EXCELLENT CONDITION.
THE FRONT FACADE:- The garden level and foundations are of dressed millstone. The stone stucco facade on the ground and ground floors is worthy of a private mansion house, with a parapet concealing the tiled roof. The new oak double-glazed windows (2023) with tilt-and-turn opening have their original cast-iron railings and wooden folding shutters. Elegant lines and classic proportions combine to create a perfect harmony.

THE REAR FACADE: - is made of millstone in a magnificent warm golden colour. The joints are made of lime mortar and have been restored to their original state, ensuring that the façade remains watertight for decades to come. Millstone is a siliceous sedimentary rock. Millstone was a popular masonry stone in the 19th century because it is light, strong and insulating. It is much harder than limestone. Its rich colour variations are due to the oxidation of the red, ferruginous clay. The cavities in millstone are due to the dissolution by water of the limestone that used to occupy them. These cavities make the stone lighter, making it easier to extract, transport and use. This rock has other advantages for construction: it improves the thermal and acoustic insulation properties of walls and makes plaster and mortar easier to adhere to.

THE BACK GARDEN IS FOR ALL SEASONS:- enclosed, it faces west and has a terrace to enjoy the afternoon and early evening sun.
This garden is designed to take into account the 6 dimensions of a "garden in movement", as Gilles Clément describes it: the three classic dimensions, plus time, colours and fragrances. It will flower from February-March to December. The colours and scents follow one another, with snowdrops and crocuses appearing in order, followed by primroses, daffodils and camellias; then come the white and purple lilacs, followed by seringas, while the lawn is covered with forget-me-nots. At the end of April and beginning of May, a marvellous carpet of lilies of the valley will enchant the senses, blooming at the foot of the trees.
