In 2018, the villa underwent a complete redevelopment under the direction of architect Jules Zwijsen. One principle guided the entire design: to make the surrounding dune landscape an integral part of everyday life. Architecturally, the villa is characterised by clean lines, expansive glass surfaces and an open structure in which sightlines have been carefully composed. The patio forms the spatial heart of the home. It allows daylight to penetrate deep into the interior, while visually connecting the various living levels. The result is a residence of impressive scale that simultaneously offers tranquillity and clarity. With approximately 530 m² of living space, living, working, relaxation and wellness have been seamlessly integrated. The villa features five bedrooms, four bathrooms, multiple office spaces, a fitness and wellness area, a separate television and cinema room, and an integrated garage accommodating two cars. SLEEPING AND BATHING
FLOORS DESIGNED AS PRIVATE DOMAINS

The sleeping levels have been conceived as individual worlds where tranquillity, privacy and views take centre stage.

Three bedrooms are situated on the main living level, each with its own character and direct access to high-quality sanitary facilities. The rooms benefit from the same abundant natural light that defines the rest of the house. The upper floor has a more intimate and private character. From the gallery, a long sightline extends along bespoke cabinetry towards the bedrooms and bathroom. It is here that the relationship with the landscape may be felt most intensely.

The master bedroom overlooks the Amsterdam Water Supply Dunes. From the bedroom, a panorama unfolds in which nature is constantly in motion. Fallow deer roam through the landscape, light and clouds transform the view from hour to hour, and on clear days the horizon reaches as far as Noordwijk. The bathroom features béton ciré wall finishes, a freestanding bathtub, a spacious walk-in shower and a bespoke vanity unit. Here too, the view forms an integral part of the space. Bathing and relaxation thereby acquire an almost landscape-like dimension.

LEISURE
AN ENTIRE FLOOR DEDICATED TO RELAXATION, SPORTS AND WORK

The ground floor has been designed as a multifunctional level where working, exercising and relaxation come together.

The technical rooms and laundry room are directly accessible from the integrated garage. In addition, this floor accommodates several office spaces, including a practice room and a generous study. This allows the villa to combine working from home with complete privacy within the living quarters. The layout also offers the possibility of creating an independent guest residence or private apartment, without compromising the existing living functions.

Behind its understated architecture lies a highly sophisticated technical foundation. Kennemer Duyn ranks among the most sustainable villas in the region and is entirely gas-free.

The residence is heated and cooled by an advanced heat pump system combined with underfloor heating and cooling throughout the villa. Approximately 60 solar panels, a 30 kWh home battery and charging facilities for electric vehicles contribute to an almost energy-neutral living environment. Each floor has its own ventilation and air treatment system, while additional air conditioning on the upper floor ensures optimum comfort throughout the year. Lighting, climate control, sun shading, security systems, cameras and entrance gates are centrally managed through the Gira home automation system. The lighting design was conceived and executed by Maretti, carefully accentuating the architecture, sightlines and materials.

The outdoor space has been designed as a natural continuation of the surrounding landscape. Marram grass, variations in height, wooden elements and carefully positioned planting harmonise with the character of the dunes.

The terraces and outdoor living areas create a variety of places to enjoy, each with its own relationship to sunlight, views and privacy. The automatic irrigation system uses water from a private dune well, making the garden itself part of the sustainable character of the property. The generous driveway leads to a spacious forecourt with parking for approximately twelve cars, complemented by the integrated garage for two vehicles.
