We arrive at the property and are immediately amazed by the beautiful thatched farmhouse that appears before us: surrounded by greenery, space and tranquillity—yet located right in a residential neighbourhood.

Inside the spacious entrance hall, we are instantly struck by a sense of nostalgia. You can easily imagine how people lived here 200 years ago. At the same time, it is clear that the home has been renovated through the years with great care. From the hall you can turn left to a multifunctional room, right to the living room, straight ahead to the practical utility room, and upstairs via the staircase to the first floor.

We start in the living room. This atmospheric living space features a very spacious dining area where you can enjoy long dinners with friends and family. The wooden beamed ceiling emphasises the authentic character. In the cosy sitting area you can relax in front of the TV or enjoy a good book. The fireplace with mantel is a real eye-catcher—you won’t want to leave when the fire is burning. The living room also contains the (fully renewed in 2019) meter cupboard/electrical panel.

From the living room, French doors lead into the conservatory. The kitchen is fitted with wall and base units, spacious drawers, a wide 90 cm five-burner gas hob (2024) including a wok burner, extractor hood (2024), double sink with Quooker boiling-water tap, and a dishwasher. The generous island with power supply offers more than enough work and storage space. The tall cupboard wall houses a fridge, freezer, combi microwave/oven and a combi oven with steam function. All appliances are quality brands such as Siemens, Liebherr and Atag.

Practical utility rooms
At the rear of the house is the first utility room. Here you will find a kitchenette with wall/base units, a sink, and custom-built cupboards neatly concealing the laundry appliances. This room also includes a toilet with wall-hung WC. A door provides direct access to the garden.

In addition, there is a second utility room accessible from the kitchen. This space also has an exterior door and leads to the side of the property, where there is a second wide gate providing access to the street.

Multifunctional space in the former stable area
The former stable area—with its characteristic stable windows, authentic metal stall posts and beautiful wooden beamed ceiling—has been transformed into a charming multifunctional space. It consists of two sections: the first part is perfect as a hobby room, playroom or workspace. The second part, accessible via double doors, is currently used as an office. Large bedrooms and 2 bathrooms on the first floor
From the hall we go upstairs and arrive at the bright landing, where daylight pleasantly enters through the Velux roof window. The high ceiling gives the space a pleasant, open feel. Practical built-in cupboards on the landing provide ample storage. In the technical room are two central-heating combi boilers (Remeha, 2012) and the mechanical ventilation unit. Small split levels give this floor a playful character.

From the landing we reach the charming master bedroom, where robust, authentic beams remain beautifully visible, and the Velux roof window provides extra daylight. Here you wake up in the morning with a lovely view of the garden. The room has two authentic fixed cupboards—formerly the box beds—and on the other side a spacious walk-in wardrobe, accessible from two sides.

The en-suite bathroom (2019) is fully equipped with luxury features: a two-person jacuzzi (with extensive comfort functions), a walk-in shower with built-in rain shower and hand shower, double washbasin with vanity unit, wall-hung WC, designer radiator and a Velux roof window providing plenty of natural light.

Via a small intermediate hall we reach the other two bedrooms. Both rooms are generously sized, helped by the dormer present in each room. Here too, the visible wooden beams add atmosphere and character. Both rooms feature built-in desks at dormer height with spacious worktops and shelving.

The second bathroom is wonderfully bright thanks to the Velux roof window and features a free-standing bathtub, a spacious walk-in shower with rain shower and hand shower, a washbasin with vanity unit, a wall-hung WC and a designer radiator. A pleasant, complete space for family members or guests.

From the intermediate hall, a fold-away ladder provides access to the large attic storage area.

Beautiful garden surrounding the home
The stunning garden surrounds the house and offers plenty of privacy. Thanks to the various terraces, you can choose a spot in the sun or shade at any time of day.

Next to the house is a generous veranda. This is a wonderful place to sit outside until late in the evening, aided by the patio heaters. From this veranda you have access to the carport. Banakkers
With its distinctive appearance, all facilities and location close to the centre, the De Banakkers residential area is a popular neighbourhood. Each section has its own character. Wherever you live in Etten-Leur, daily amenities are always within easy reach. From schools (primary and secondary), daycare centres and after-school care to artisan bakeries, butcher shops and supermarkets for daily groceries. In addition, the range of sports and exercise facilities within the municipality of Etten-Leur is extensive. Public transport is well organised. Within the town there are good bus connections between neighbourhoods, and there is an NS railway station with an intercity connection towards Roosendaal or Breda. If you prefer travelling by car, you can always reach the motorway within fifteen minutes. Shopping in Etten-Leur can be enjoyed to your heart’s content. Sales conditions
Asbestos clause
In homes built before 1 July 1993, it was common practice to use asbestos-containing materials in, among other things, (flue) ducts, roof sheathing, partition walls, façade panels, near heating and hot-water appliances, and in floor coverings. The buyer declares that they are aware that asbestos-containing materials may have been used. The buyer is aware that if asbestos-containing materials are removed, special measures must be taken under environmental legislation, and the buyer indemnifies the seller against all liability that may arise from the presence of and/or removal of any asbestos from the property.

Age clause
An age clause will be included in the purchase agreement for this home because the property is more than 200 years old, which means that the standards of building quality that may be required are considerably lower than for new-build homes. The buyer therefore cannot rely on the fact that this home deviates from current building regulations.

Industry-wide Measurement Instruction
The Measurement Instruction has been established in accordance with an industry-wide guideline. Its purpose is to apply a more uniform method of measuring in order to provide an indication of the usable floor area. The Measurement Instruction does not completely rule out differences in measurement results, due to, for example, differences in interpretation, rounding, or limitations encountered during the measurement process. Legally valid purchase agreement only after signing
A verbal agreement between the private seller and the private buyer is not legally valid. This means that a legally valid sale only exists once the private seller and the private buyer have signed the purchase agreement. This follows from Article 7:2 of the Dutch Civil Code. A confirmation of a verbal agreement by email or a draft purchase agreement sent to the parties is also not regarded as a legally valid agreement.
