Asbestos Clause
In homes built before July 1, 1993, it was common practice to use asbestos-containing materials in, among other things, (flue) ducts, roof sheathing, partition walls, facade panels, near heating and hot water installations, and in floor coverings. The buyer declares to be aware that asbestos-containing materials may be present.
If asbestos-containing materials are removed, special measures must be taken in accordance with environmental legislation. The buyer indemnifies the seller against any liability arising from the presence and/or removal of asbestos in the property.
Age Clause
An age clause will be included in the purchase agreement as the property is more than 50 years old. This means that the construction quality requirements are considerably lower than for newly built homes. The buyer cannot invoke non-compliance with current building regulations.
