His own design has been adapted by an architect entirely in accordance with the Buildings Decree. The style remained intact: ‘I like the 1930s architecture so much, and especially the detailing. Hence the masonry details, large overhangs, the zinc rainwater drains, the conversion around the grids to the basement windows, the stone windowsills with upright edges outside, the step in the same material, the oval window above the front door.’ Inside too, the style, a combination of cosy atmosphere and glossy, has been implemented consistently.

LAYOUT

This cozy villa is large and gives a homely feeling at the same time. It's nice to come home after a long day, and that's exactly what the current owner intended with it.

The house on the border of Eindhoven and Veldhoven has been executed and maintained to perfection. To give an idea of the good care for this house: this year all ceiling fixtures and halogen lamps have been replaced and all the interior painting has been redone, including the style wall in one of the office rooms with remarkable beautiful 3D wallpaper.

Even the large entertainment basement has recently been redesigned and finished. In this process, a coordinated colour palette has been used, which has been put together in consultation with an interior designer.


GROUND FLOOR

ENTRANCE HALL
The spacious hall is very light. Right next to the front door, with in front of it an integrated walk-in mat, is the separate toilet with floating closet, washbasin and window. Next to it is a large wardrobe with meter cupboard and two windows. The wooden staircase with stainless steel railing, runs at an angle of ninety degrees to the upper floor. Against the staircase wall is a floating storage unit made to measure.

KITCHEN
The kitchen, lockable by two sliding doors that disappear into the wall, is located at the front of the house and benefits from daylight on two sides; there are windows on either side of the cooking island and above the large sink. The cabinet opposite contains a built-in steam oven, coffee machine and combi-oven/microwave, all from A-brand Siemens.

The cooking island has three induction panels, one with a wok burner, in the HPL worktop. The dishwasher is installed under the sink, also with HPL worktop in wood look. The stainless steel extractor fan is integrated in the top of the sink. In combination with the cupboard wall, there is more than enough storage space under the island and the sink. The fronts of each cupboard space have recently been replaced.

LIVING AND DINING ROOM
Thanks to the divider with tunnel gas fire visible from both sides, the dining area is separate from the living room, and yet involved for a cosy effect. The two sliding doors on either side open onto the covered terrace, while on the other side daylight also enters through the kitchen windows.

In the marble look plastered divider with the gas fireplace, all audiovisual connections of the living space are brought together. These, as well as the gas fireplace, are kept accessible for maintenance. The fireplace can be embellished with lava, white or other coloured stones.

A Harman-Kardon sound system is integrated throughout the living room and additional loudspeaker cables as well as UTP and COAX cabling have been installed.

LAUNDRY AND UTILITY ROOM
This practical space is also the passage between the office wing and the house. In beautiful custom-made cabinets, with stainless steel wash racks, are the connections for washer and dryer. On the side is a kitchen unit in the same style as the cabinets, with sink. In the utility room is also a cupboard for the office building.


LAYOUT FIRST FLOOR

HALL
The landing at the top of the stairs is generous and has pleasant daylight on one side. The window in the side wall overlooks the driveway to the detached outbuilding / garage. All windows on the first floor have bamboo window coverings (2018).

Style detail: all doors and door frames are equipped with double architraves that connect to the extra high, solid wood skirting boards; everything is made of Meranti hardwood.

BEDROOM 1
This master bedroom has two windows with bamboo window coverings in both outer walls, one of which has a view over the backyard. Left in the corner is a compact walk-in wardrobe with plenty of storage space.

BEDROOM 2
This bedroom at the front of the house has three large windows with bamboo window coverings in the two outer walls and is almost as large as the bedroom next to it. Behind the bed is the wall lined with leather tiles for a natural effect.

BEDROOM 3
Directly left is the bedroom with two windows in two facades with bamboo window coverings.

BATHROOM
This spacious mansion (still) has one bathroom, but it is very spacious and has a double shower and two large sinks on either side. The bath with bubble function under the water-resistant TV is suitable for two people. In the wall next to it, on the shower side, out of sight, a ledge has been made for bath cosmetics. The bathroom window is facing southwest and therefore gives plenty of daylight. The ceiling is refurbished in 2019 with new spotlights with halogen lamps.

SEPARATE TOILET
Right next to the bathroom is a separate toilet with floating closet and sink under a curved ceiling.


SECOND FLOOR

Via a fixed U-shaped staircase, which forms a small loft, you can reach the spacious attic with fourth room. This floor was completely renovated in 2019. This is, thanks to the daylight with the two large Velux skylights (also installed in 2019), multifunctional and can serve as a bedroom, work room or playroom.

In the apex, the beam construction of the roof is left visible. To the right of and behind the stair bay is a storage room that runs backwards at crawl height and can be reached from two sides. In this storage room, the ventilation system and the HR 2011 central heating boiler for the entire villa are installed.


SOUTERRAIN

This young part of the Veldhoven district De Kelen is largely built on former pastures and agricultural stables land. Because soil improvement was necessary, the opportunity was immediately taken to create a grand basement under the main house.

ENTERTAINMENT CELLAR
The fixed wooden staircase is in the middle of this spacious basement. On three sides are lockable windows, which are incorporated into large wells and finished with a safety grid on the top, which provides fresh air and daylight. Due to its basement location, the indoor climate is constant.

The ceiling is completely finished with coves in four different zones, each with its own central point. RGB LED lighting has been incorporated into the entire coves and cinema conversion, which can be operated separately or as a whole to illuminate the entertainment lounge as desired, operated by remote control or app. In addition to the seating area, for board games and card games, a lounge cinema corner has been created with a lounge corner next to it. In the ceiling above the home cinema, a reinforced panel with connections for the beamer has been made. In the other corner are a separate meter cupboard and the toilet with floating toilet and sink.

Because all the necessary pipes and connections are present, this basement can also be made into a separate living space, in the form of a walled apartment with private bathroom and pantry; see page 87 of this documentation.


OFFICE WING

This business wing has its own second entrance and its own second driveway; a permit for a practice or home business is in place. The office wing is also accessible through the utility room. Because of its own entrance and toilet, this part is fiscally possibly interesting as business space for the buyer-entrepreneur.

For optical distinction from the house, this wing is plastered white outside, with anthracite window frames in contrast. The private entrance door is equipped with a safe and electrically operated roller shutter. Entrance and driveway are finished with low beech hedges.

The office area is equipped with its own central heating and hot water boiler and its own meter cupboard (in the utility room). It is possible to make a 'cut' here, so that the office wing becomes an independent living space. With relatively simple interventions, a fully-fledged apartment with its own kitchen and bathroom can be realised; see the optional layout on page 79.

In the cupboard of the office wing for all facilities (gas, water and electricity) an intermediate meter is available, which makes the office wing also very suitable for rental.

HALL OFFICES

This central and spacious hall is accessible on two sides: through its own entrance door and through the pantry. In the hall is a separate toilet with floating toilet and closet with integrated design sink.

OFFICE/BEDROOM 1 & 2
There are two offices on either side of the hall, which can also be used as sleeping or living areas. Both rooms offer complete privacy and have no view but daylight on both sides thanks to the window strip with ventilation grids at the top of the side walls.

Both offices have a custom-made storage unit, water connection and drainage, so that a washbasin or shower can be installed if required.

Here, too, all the interior painting has recently been redone. In the larger office, a wall is finished with 3D washable and lacquered vinyl wallpaper in a classic style.


MULTIFUNCTIONAL OUTBUILDING / GARAGE AND PARKING

DRIVEWAYS
Both the outbuilding / garage left and the office wing right with private entrance have a driveway. Both are spacious.

Next to the large tiles on the office driveway, on the driveway on the left and around the facades is dark gray gravel against splashing rainwater and for the beautiful effect.

MULTIFUNCTIONAL OUTBUILDING / LARGE GARAGE
The luxury garage with alarm and its own control panel, can accommodate one or two cars. There is a kitchenette with sink installed and there are several empty pipes. Cabling for speakers, networks and COAX is already installed.

OPPORTUNITIES ABOUND
Both this multifunctional outbuilding / garage and the office wing offer possibilities. The annexe has been built in such a way that it is relatively easy to create extra living space with a permit as such, in accordance with the housing standard. For example, the current garage door can be replaced by a glass facade. The walls are built in cavity and also insulated, just like the villa itself. The attic in the ridge can also be used as a loft with extra sleeping space, thanks to the steel roof construction for the heavy rolling door.

Because the annexe/garage has its own meter cupboard, toilet discharge and its own central heating boiler (2011 HR Nefit), a larger kitchen, a bathroom and heating radiators can easily be installed. The windows are also equipped with insulating glass.

This makes it possible to transform this multifunctional annexe into a kangaroo house or extra apartment, for example for an au pair, family members who are studying or in need of care.
