Description

This almost symmetrical villa with two wings was co-conceived and designed by the current residents themselves in 1994: "When we moved from Limburg with our family with five children. The house had to have six bedrooms." They chose Stiphout because it was centrally located between Helmond, Nuenen and Eindhoven: "And because of the plot size of 1,300 square meters." The house is situated on the plot in such a way that the entire backyard is free, so that privacy is guaranteed.

They developed the plans themselves: "Six bedrooms and one downstairs. That became the study. Each child has the right to his or her own space and was given his or her own room where they could play and study well. Even when they were already out of the house, they still liked to come home because it is so quiet and green."

The residents are going to move to live a bit smaller.

Their villa stands out because on the entire ground floor you have contact with the other rooms and a lot of daylight: "You can look outside anywhere, even in the bedrooms. You keep in touch with the outside world. Our architect at the time understood that perfectly."


5 FEATURES OF THIS DETACHED VILLA WITH SIX LARGE BEDROOMS

LAYOUT

This detached house has all the privacy and tranquility around the corner, while the liveliness is around the corner. From the front garden and the living spaces at the front of the villa, there is always contact with the outside world and the neighbors on the wandering square.


GROUND FLOOR

ENTRANCE HALL
Through the covered front door, you enter the spacious and bright hall with the beech wood staircase to the first floor. There is also a separate toilet with hand basin. There is natural ventilation through the window, the connection for mechanical ventilation is prepared.

Right next to the front door is a wardrobe and in the back the meter cupboard, which contains a separate group for power current and the connection to the Helmond fiber optic network. The control panel with emergency battery for the alarm system is out of sight in the wall next to the door.

LIVING AND DINING ROOM
This central space in the villa is light and spacious for a wonderful family life. On four sides daylight enters and there is a view of the mature greenery in the gardens. The space can naturally be divided into a dining area and two sitting areas. In the area near the kitchen and the sliding doors to the covered terrace fits a spacious dining table, while the other wings can be pleasantly furnished with a lounge and a TV corner.
The centerpiece of the spacious L-shaped living room is the view-through gas fireplace, with next to it, in the artistic open, glass shelves, space for family photos and art objects. The fire play in the gas fire can be seen from both sides. A thermostat and fan ensure that (too much) heat is blown into the living room; this is pleasant in the fresh spring or when autumn comes. Anyway, the indoor climate is comfortable: the ground floor is largely equipped with underfloor heating, in addition to the radiators.

OFFICE/WORK/BEDROOM 1
Right next to the living room, overlooking the backyard, is an extra bedroom or study. Because of its location, this room is also particularly suitable as an (extra) library, play/game or chill-room.

KITCHEN
In the kitchen with wood look synthetic L-shaped arrangement there is enough room for a four to six-person dining table. In the morning it is pleasant to have breakfast, drink coffee or read the newspaper with the invading morning sun.

The kitchen is complete and equipped with one and a half sinks, a Bosch dishwasher (2015), induction hob, black composite worktop, extraction with integrated lighting, microwave oven and refrigerator.

PANTRY
In the pantry are the doors to the basement and back to the lobby. The connections for washer and dryer are in the corner, on separate groups. Behind the storage closet is another washing machine connection, for an extra device. Next to the door to the garden is a sink with tap, plus a vent for the central heating system. In the corner, the pump for underfloor heating for the ground floor (excluding utility room and hall) has been concealed. The slate floor is completely laid through.

CELLAR
Via the fixed wooden staircase, you can reach the spacious cellar of almost nine square meters, right under the entrance hall. The climate is constant, which makes this cellar very suitable for provisions or wines.


LAYOUT FIRST FLOOR

The beautiful beech staircase with balustrade at the spacious landing leads to the first floor.

The floor shows the same space as the ground floor. The layout makes all available space practical; each room has its own space. Practical: each bedroom has at least one window with insect screens and all bedrooms are equipped with TV and telephone connections or empty pipes.

HALL
From the staircase with balustrade the first floor hall leads to the left and right to the many bedrooms. Roof domes have been installed in two places to provide plenty of daylight. On the left, between bedrooms 6 and 7, the landing leads to a large storage and household cupboard with shelves.

BEDROOM 2
This is the master bedroom, with on one side a wall-to-wall, custom-made wardrobe wall with space-saving sliding doors with mirror. The beautiful semi-circular window wall provides plenty of daylight and gives views over the round square and the front garden. Thanks to the private bathroom with washbasin and shower tray, this is actually a suite.

BATHROOM 1
This bathroom, with sink and shower tray, together with master bedroom 2 forms a suite.

BEDROOM 3
The window in the front facade overlooks the front garden. In the corner of the room a wardrobe gives plenty of storage and wardrobe space. A skylight provides extra daylight.

BEDROOM 4
This spacious room has storage space under the roof and windows in two walls overlooking the backyard and the walnut tree. The ceiling hatch gives access to the loft ladder to the right attic.

BEDROOMS 5 AND 6
These are comparable in size and are perpendicular to each other. Both bedrooms have three windows in two facades. There is more than enough space for a bed, a desk and wardrobes.



BALCONY
Bedrooms 5 and 6 share a common, semicircular balcony facing southwest, which overlooks the backyard and has all the privacy. This balcony is also the roof of the corner terrace between kitchen and living room. It is also a pleasant place to air bedding, without much hassle.

BEDROOM 7
This spacious room has two windows in the corner in both facades. In the corner opposite is a sink, while under the sloping roof storage space is made. There is enough space for a double bed. The ceiling hatch gives access to the loft ladder to the left attic.

BATHROOM 2
Next to the stairs and bedroom 7 is the bathroom which is accessible from the landing. There is plenty of daylight thanks to the special, round window in the front that can be opened. The bathroom is equipped with bath, shower tray (both with thermostat taps), mechanical ventilation (mains) and two sinks with mirrors.

SEPARATE SECOND TOILET
Between the two bathrooms is a separate toilet with toilet, sink and mechanical ventilation.


LAYOUT SECOND FLOOR

This villa has two separate attics on the right and left side, both accessible via a loft ladder. There is plenty of storage space both under the sloping roofs and in the areas at normal height.

ATTIC 1
This spacious attic is accessible from bedroom 4 and is for more than half at standing height under the pent roof.

ATTIC 2
Accessible via the ceiling hatch and the loft ladder in bedroom 7 and also for more than half at standing height under the pent roof. In this attic is the central heating boiler (Nefit HR, 2014) for heating and hot water, right above bathroom 2 and close to bathroom 1, so there is fast hot water delivery.


MULTI-FUNCTIONAL DETACHED OUTBUILDING C.Q. DOUBLE GARAGE AND DRIVE

The outbuilding has been completely rebuild, with an insulated concrete roof and insulated facades and a tiled concrete floor.The large space of approximately 50 square meters is therefore virtually frost-free. On one side is plenty of daylight. The insulated rolling door (Hormann) is double wide (about 4.50 meters). The roll-up door is manually operated and is prepared for electrical operation. For moving large objects, the gate between villa and garage is completely removable.

Thanks to the size, the insulation package and the available facilities, this outbuilding can be used multifunctionally. In the corner near the door to the garden there are connections for both water and drainage and an extra toilet, whether or not combined with a shower for use at a private outdoor swimming pool.

The paved area in front of the garage is for the storage of bicycles and a screened corner where several clicks can stand out of sight.

LARGE DRIVEWAY
The small round square is the end of the cul-de-sac. The entrance is indicated by symmetrical masonry columns on both sides with powder-coated covers with white bulb lighting and a built-in mailbox.

There is a lockable and removable gate from the driveway to the backyard. Right next to the spacious driveway are additional parking spaces. Also, towards the double garage is on own ground enough parking space. The wall and the yew hedge are on private ground; the beech hedge shared with the neighbors is on the property boundary.


GARDEN AROUND

Except for the garage, the garden is all around. The very spacious backyard is completely enclosed by the garage wall and the conifer hedges with behind mesh fencing with lockable gate (where the conifers are pruned in an arch). This makes it a safe and large play paradise for both (grand) children and pets. Around the villa there is a paved walkway against the facades, making it easy to clean the windows.

To the side of the garden, accessible by the conifer hedge and through the fence with lockable gate, is permanently a wandering forest. Behind it is another playground.

The plants and trees are well maintained and mature. The robust green variety is large: from various types of hydrangea and conifers to rhododendrons and hostas and from hawthorn to a walnut tree that protects the facade from too much solar heat. Everywhere between planting and fencing there is space for maintenance; the entire garden is accessible for that purpose.

On or instead of (parts of) the large (playing) lawn there is room for an extra terrace, a trampoline or even an outdoor pool. To give an idea of the size: at the summer wedding of one of the children, the current residents have easily set up a complete marquee of almost one hundred square meters.

COVERED TERRACE
In the corner between dining area and kitchen, accessible through the sliding doors in both rooms, is a pleasant, covered terrace. Both sliding doors have integrated screen doors.

In the terrace area it is in all seasons almost wind free and good to stay. It is not for nothing that the current residents have two rocking chairs, with a view of the beautifully filled border with a homemade well with three balls and a rippling pond, fed by a fountain pump.

PAVED TERRACE
Next to it is a paved terrace in the open air, with more than enough space for a large family barbecue, a lounge area or outdoor dining table.

The sheltered terrace at the kitchen is separated from the lawn by a large border and water feature. The home-made well is equipped with a fountain pump while the splashing water creates a soothing atmosphere. The pump was replaced in 2017 and is accessible via a maintenance hatch. Next to it is a paved terrace area where a large outdoor dining table or lounge area easily fits.

Both garden and terrace are also accessible through the double garage door or the gate wall, which is completely removable. Transporting large items around the back is no problem at all. On the back terrace is an amplifier for the doorbell.

OPPORTUNITIES ABOUND
The size of the backyard offers plenty of possibilities; a gazebo or garden house with workshop/office can be placed at the right back, as well as a playground, or a swimming pool with sauna cabin, for example.

Power lines are installed under the lawn, so electricity is available from four outside sockets in the back of the garden. Also, the water pipe of the outdoor tap against the facade runs through to the back of the garden: between the plants are two connection points for the garden hose.
