Particularly light 3-layer ground floor apartment with high ceilings, full of authentic details and a very deep garden facing West. The apartment with unobstructed view over the water and park is located on private land, in a beautiful 19th-century stately building, on the most beautiful and quietest part of Nassaukade.
The apartment is located on the ground floor, first floor and the basement, and has the following layout:
You can reach the apartment through the private entrance on the ground floor. The marble hallway provides access to the various rooms. The separate toilet with sink is accessible via the hall. The living room at the front offers a beautiful unobstructed view over the water and the park. The en-suite rooms, sliding stained glass doors, ornaments, and wood burning stove give the space an unique character. At the rear are the large dining room with attractive conservatory and patio doors, and the half open kitchen (Duikelman) with appliances and large stove. The apartment is very light, partly due to the high ceilings (3.23 m) and large windows. From the kitchen and dining room there is a beautiful view over the garden of no less than 16 meters deep. Given the sunny location on the West, it is possible to enjoy the sun here for a large part of the day. The garden has a lot of greenery, a large terrace of 'old waaljes', and a beautiful, handy storage room of approx. 7 m2.
The ground and first floors are decorated with 4 original fireplaces and there have been beautiful Slovenian oak floors since the year of construction of the apartment (1881).
The first floor can be reached via the stairs with authentic details. On this floor there are 3 bedrooms and the bathroom. The spacious room at the front is used as an office and has doors to the balcony facing East, with unobstructed views over the water and park across the street. The bedroom at the rear is also spacious and has a lovely balcony with a view over the garden. The neat bathroom has a double sink, walk-in shower (with metro tiles), toilet, and the original 19th century bath with a view over the garden.
The walls of various rooms upstairs and downstairs are covered with (Arts and Crafts-) wallpaper by William Morris, which dates from the same time as the apartment.
Via the staircase you enter the basement. Here are 2 spacious bedrooms, a handy utility room (for washing machine, dryer, etc) and a large indoor storage. In addition, an extra room with door to the garden. Currently, this space is not used as a bedroom, but given the dimensions of this room, this is perfectly possible.
The location is ideal. On the border of the Jordaan, Oud West and Westerpark, with a wide range of wonderful shops, cafes and restaurants. And two fantastic primary schools around the corner. Easily accessible, lots of parking and no waiting list for a permit.
-Ca. 234 m2 of living space. This includes the basement, which according to NEN2580 should not be officially counted as living space (at least 2 m below the beam). Given the daylight, the height of the ceilings (approx. 1.97m under the beam) and heating in the basement, we have included this in the advertisement.
-Very deep garden facing West
-Full of authentic details
-Free view over the water and park
-Service costs € 250 per month
-The apartment was renovated in 2004 in order to split the apartment rights, so all pipes, electricity and fire-resistant insulation has been renewed back then
Personal text from seller:
We lived in this house with happiness and love for 16 years. Our children grew up here, played in the garden and in the Van Oldenbarneveld park around the corner.
The quiet evenings in the garden, the evenings around the wood stove, the large dinners at the long table, the nice neighbors, the cozy neighborhood; we will remember all this with melancholy.
We are going to live smaller - now that the children moved out - and give our dearest house to the next happy person.
Finally, we liked to discover: Nassaukade 109 is the birthplace of the writer Henriette van Eyk, the beloved of Simon Vestdijk.
