Beautiful, unique wide double ground floor apartment from the early 20th century, fully adapted to the 21st century while retaining original elements. This spacious family house of approx. 157 m2 (170 m2 BVO) is located on its private land, is divided over the ground floor and the basement and has a lovely garden. The property was luxuriously renovated in 2018.
The charming hallway with a ceiling height of about 4.5 meters and glass door provides access to the apartment. The spacious kitchen has its own atmosphere due to the combination of the sturdy cast floor, modern kitchen and authentic details. The kitchen with cooking island is in a light color scheme and equipped with a natural stone top and plenty of storage space due to the many drawers. The necessary built-in equipment (Bosch) is available, namely; fridge freezer, dishwasher, Quooker, oven, ceramic hob and extractor hood incorporated in the ceiling. There is also an indoor storage room with space for, among other things, the washer / dryer, a handy cupboard for the shoes and a modern separate toilet.
The sliding doors between the living room and dining area make it possible to separate these rooms.
The attractive living room ensuite has a beautiful wide wooden floor. The decorative ceilings, sliding doors, ceiling height (2.80 m) and fireplaces provide an authentic atmosphere. The adjacent study room can also be closed with the sliding doors and has a custom made desk with bookshelves.
The lovely garden with veranda is accessible from both the living room and kitchen. The garden is (excl. terrace of approx. 20 m2) approximately 40 m2, so there is more than enough space for a spacious dining table and a nice lounge corner.
The entire ground floor has underfloor heating.
The space in the souterrain has been optimized by the current owners, because the ground floor has been raised by 35 cm. This has created a height of about 2.38 m between the beams in the basement. The ground floor nevertheless has a ceiling height of approximately 2.80 m.
On this floor there are no less than 4 bedrooms, all with daylight, and a bathroom. The modern bathroom has a spacious walk-in shower with glass screen, toilet and double washstand. The technical room is concealed behind the walk-in shower.
One of the bedrooms has access to a handy storage room, closed by a cupboard.
The entire basement has a cast floor with underfloor heating.
The apartment has an energy label A, partly due to the double insulating glass, extra floor and wall insulation and underfloor heating by means of a heat recovery pump in the garden. This is one of the first completely gas-free houses in this part of Amsterdam. You already meet the highest sustainability requirements of the coming decades and also enjoy a wonderfully constant indoor climate throughout the year.

Personal text seller:
Since 2011 we have lived with great pleasure in this lovely house, street and neighborhood, with our ever expanding family. We renovated this home with a lot of love, precision and attention and made it sustainable in 2018. The atmosphere in the street with all the nice neighbors, the central location in the city with the countless nice restaurants and cafes (the Foodhallen and cinema a stone's throw away), and the lovely quiet house and garden made us happy every day. With four growing children and our au pair it is now time for more space, but we leave with mixed feelings. We wish our lovely house and the street fine residents who will also enjoy the house and the neighborhood every day.
